EVALUATING THE EFFECTIVENESS OF HOUSING DELIVERY METHODS IN ILORIN, KWARA STATE, NIGERIA

Abstract:

Nigeria is experiencing rapid urbanization, and effective housing delivery strategies are crucial in addressing the associated economic, social, environmental, and political challenges. This study focuses on evaluating the efficacy of housing delivery approaches in the Mandate 3 and Irewolede Housing Estates in Ilorin, a city in Nigeria. Through the distribution of 254 questionnaires, 242 responses were collected and analyzed using tables, descriptive statistics, and the Relative Importance Index (RII). The findings reveal the utilization of various housing delivery strategies, with Public Private Partnerships and modern financing sources like the National Housing Fund and Mortgage Institution loans being the most impactful. Over the study period, a combined total of 4,014 housing units were successfully delivered through governmental and private efforts. However, challenges persist, including limitations on loan amounts, high interest rates, elevated construction costs, and delays in obtaining Certificates of Occupancy.
